Ground Breaking on Fripp Island

It’s always exciting to see ground breaking on a new house- we have several just at the beginning of construction. The first is on a low and swampy site on Fripp Island. The house is built up to get out of the flood plain. It looks out over a salt- water lagoon.

Coffin Point

Not too far from Fripp Island is Coffin Point, St. Helena and the location of another F+F house in the beginning stages of construction. This one is on a wooded lot. At a little over 2,000 square feet, it isn’t a big house, but it will live very comfortably. Also- a mysterious brick hole- what could that be?

Brays Island

This Brays Island house is nearing completion. Remember when it was just on the boards?

Hilton Head Island

This house in Long Cove Club is really looking great. The preliminary design for this house can be found here. It is a pretty big house, but we are still push sustainability. This roof is going to be covered with PV, the HVAC is geothermal, and the envelope is tight as can be.

Islands of Beaufort

This Camellia Close to Custom house is nearing completion – The contractors are racing to finish before it is on the Historic Beaufort Foundation’s Architect Tour on March 18th.

Brays Island- Hutto Cabin

Construction has begun on the cabin on Brays Island, look back to this post to see the preliminary design of this house.

The Camellia, in Islands of Beaufort

This is our Camellia plan (see more here), that has been customized for clients in Islands of Beaufort.

The contractors are almost finished on this Spring Island renovation. We also helped with the interiors on this house. We added some new pieces while keeping many of the existing.  There is a whole new furniture plan that focuses on how the clients used the space.

October Construction Updates

The weather is cooling off and activity on our job sites is in full swing!

The Magnolia

First, I want to show one of our Close to Custom houses that has been recently completed in Mississippi. The owners are so happy with their dogtrot! You can see more info about the Magnolia here.

 

Camellia

Another Close to Custom design, the Camellia, is in the beginning stages in Islands of Beaufort. The foundation is a sealed crawl space for the house and a slab for the garage.

Lucy Creek

Our friends on Lucy Creek are renovating to improve their outdoor living space. It is going to be a fabulous spot to enjoy the view!

Cane Island

Interior trim is going in, and wow, it looks fantastic! That stair hall!

Spring Island Reno

The goal for the kitchen was to lighten and modernize, I think we’ve achieved it at the Shrimp Pond Studio house. Loving the cabinets by Sanders Woodworks!

Spring Island

This house (and its owners) are special to us. While its not uncommon for us to revisit a Frederick + Frederick house to renovate or add-on, we don’t typically get the opportunity for so many projects at the same house. This house was built around 2000, then we built the guitar & quilting studio and a courtyard for new owners (photos of that project are here). We won an honor award from AIASC for this phase of the project.

Then we did a bathroom renovation and modified the gable end in the front of the house.  Now we are renovating the kitchen, pantry and downstairs bedroom. Demo is complete and framing is underway!

Cane Island

Siding is mostly complete, decking and window trim are being installed. The house on Cane Island is looking great!

Brays Island

This big renovation project is nearing completion. It is a really unique project and we can’t wait to see the final product soon!

The house on Cane Island is looking great. The house is dried in and work continues on exterior trim, roof installation and rough ins for HVAC and plumbing.

Brays Island Renovation

St Helena Island Dogtrot Cottage

The owners have moved in to this lovely little house. The dogtrot is outdoor living space which separates the kitchen/living areas from the bedroom.

Fripp Island

This Fripp Island House is very nearly complete, which just punch list items remaining, as well as landscaping. Until the plants are installed, the frog will have to hang on the deck. 😉

Many of the projects that we have shown recently in our under construction posts are nearing completion, but not to worry; We have exciting projects on the boards and beginning construction!

Fripp Island

This Fripp Island house is almost finished. We love happy clients, and these clients are really happy! Here’s what Cindy (the homeowner) said:

My husband found Frederick and Frederick and they are a perfect fit for “build avoidant” me.  They worked tirelessly with us on the front end in the planning phase to alleviate surprises and last minute costly change orders.  They listened diligently to our wants and needs and got our hopes and dreams on paper.  The materials used in our home are the newest and most efficient as well as storm resistant.  We have the latest and greatest in our home.  Best of all, they manage the construction itself.  There is someone in our corner who understands the process, the materials, the applications and they work for us.  Michael Frederick is on-site every week to make sure the build process is happening according to our specifications, no shortcuts are taken and in general that things are being done correctly.  Michael reviews all of our builder’s invoices prior to us paying them.  Michael is on top of everything and works diligently to make sure we are happy.  Guess what?  We are happy.  Actually we are beyond happy with how things are working out for us.  We love our new home and can’t wait to move in in February.

Groundbreaking at Long Cove

Steve and Julie had a glass of champagne and threw out a golden shovelful of dirt to mark the beginning of construction on their Long Cove Club house. Steve owns Coastal Signature Homes and is the builder on our big Brays Island renovation. Its fun to have a colleague as a client!

November Construction

Phase 3 of the Kessler Residence

The Art Studio/ Guest House is pretty much finished. We enjoy working with Esposito Construction and appreciate the quality of construction they deliver. See the rest of this project here.

Currently, they are working on painting, carpentry, hvac and roofing. The project is about 70% complete.

Fripp Island

The house is getting very close to completion. I just love how the morning light fills the room and makes the walnut media center look so pretty.

This beach house is getting really close to completion. How great do those sleek sunpower pv panels look?! These owners are so excited about their new house, which is our favorite thing ever!

Port Royal, Union Church

The renovation of historic Union Church is moving right along. The drywall is hung and the windows have been uncovered, it is a beautiful space!

Butterfly Dogtrot

I am loving this dogtrot cottage with butterfly roofs! The first design for these clients was this “Lowcountry Cottage” but I think what the design morphed into will be even cooler than the preliminary drawings.

December Construction Update

Fripp Island

The beach front house on Fripp Island is going up! Second floor walls and ceiling are being framed and the sheathing is being installed. Remember when this house was on the boards (click link to see the preliminary design)? We made some changes from that original design, which is very typical of how we work; always morphing the design to fit the clients needs, wants, and budget.

 

St. Simons Island

The house on St. Simons Island is getting pretty close to completion and is looking fantastic! Benjie visits the site once a month, since it is farther from our office than most of our projects that we visit weekly. The fireplace photo is from last month, there has been more progress, but the photo from last month was better. How gorgeous is that bookmatched quartzite stone??
